NFPA 25 addresses inspection, testing, maintenance, and impairment procedures for water-based fire protection systems. Its impairment framework calls for identifying the affected equipment, notifying the responsible parties, and taking steps to reduce the added risk. Those steps may include evacuation, shutting down hazardous operations, providing a temporary water supply, or establishing an approved fire watch.
NFPA 72 contains provisions tied to fire alarm and signaling systems. A loss of alarm detection, notification, or monitoring can require compensating measures based on the extent and expected duration of the outage. The International Fire Code also gives the fire code official authority to require fire watch or evacuation when a required protection system is out of service.
Hot work follows a different path. NFPA 51B and OSHA hot-work rules address welding, cutting, brazing, grinding, and other work that produces heat, sparks, or flame. A fire watch may be required during the work and for a set period after it stops. Site conditions can extend that period. Situations that can trigger fire watch services
Most business owners first encounter fire watch after an unexpected outage. A control panel fails. A sprinkler line freezes. A water main break cuts off the building supply. A kitchen suppression system is discharged and cannot be reset before the next shift. A monitoring account loses communication with the supervising station.
Planned work can create the same need. A building renovation may require contractors to isolate a sprinkler zone. Alarm devices may be covered or disconnected because of dust. A property conversion can leave occupied areas without the protection shown on the approved plans. The fact that work was scheduled does not remove the obligation to protect occupants.
Fire watch can also be ordered after repeated unwanted alarms, code violations, damaged fire doors, or a change in use that raises the hazard. The first patrol establishes the condition of the site. The guard confirms which system or zone is impaired, checks exits and fire department access, locates extinguishers, notes active work, and identifies areas with higher fuel or ignition exposure. The route should cover every affected space. It may need adjustment as work crews move or occupancy changes.
During each round, the guard looks, listens, and smells for warning signs. Smoke, unusual heat, sparking equipment, leaking fuel, burning odors, and hot surfaces need immediate attention. The guard also corrects or reports blocked egress, open fire doors, accumulated waste, unsafe storage, and unauthorized hot work.
Patrol records should show the date, time, guard name, route or area checked, observations, corrective actions, and notifications. A repeated signature on a blank checklist is not enough. Logs let a supervisor confirm that coverage continued through shift changes. They also give the AHJ a record to review before lifting the watch.
If the guard finds fire or smoke, the order of action matters. The guard must initiate the site alarm or warning procedure, call 911, direct people away from danger, and notify the site contact. An extinguisher may be used only when the fire is small, the guard is trained, and a safe exit remains behind the guard. Different businesses need different patrol plans
A single route template will not fit every property. The patrol plan should match the way people use the building and the way a fire could spread.
Warehouses and industrial sites

Construction and hot-work areas
Open shafts, temporary wiring, wood framing, debris, and changing access routes can let fire travel quickly. Your first 30 minutes after discovering an impairment
Record the exact time, system, location, and symptoms. Do not rely on a text message that says only “alarm down.” Photograph the panel message or damaged equipment if site policy permits it.
Call the alarm, sprinkler, or suppression contractor. Ask for the affected area and a realistic repair estimate. A vague promise that someone is “on the way” does not tell the AHJ how long the building will lack protection.
Notify the people named in your impairment plan. That list may include the fire department or fire marshal, alarm monitoring company, property owner, insurance contact, tenants, and internal safety staff. Follow the local notification sequence.
Remove avoidable hazards. Suspend hot work. Stop any process the AHJ or impairment coordinator considers unsafe. Clear exits and fire lanes. Confirm that portable extinguishers are present and accessible. If the risk cannot be controlled, prepare to close or evacuate the affected area.
Then arrange fire watch coverage that can continue without gaps. Ask the provider for an arrival time, supervisor contact, guard credentials, patrol method, and sample log. Share floor plans, access rules, hazard information, and the AHJ’s instructions before the first round begins.
How to judge a fire watch provider
Speed matters, but an unprepared guard can create a false sense of coverage. Ask who supervises the assignment and how that person confirms patrols. Find out whether guards are trained on fire watch duties, emergency communication, evacuation support, and extinguisher limits. Request proof of licensing and insurance where those requirements apply.
The provider should ask questions before quoting a staffing plan. How large is the affected area? How many floors or buildings are involved? Is the property occupied overnight? Are there hazardous processes, sleeping occupants, locked areas, or hot work? What patrol interval did the AHJ order? A company that never asks about the site cannot build a sound route.

End fire watch only after protection is restored
A contractor saying the repair is complete may not be the final step. The system may need testing, monitoring confirmation, valve checks, alarm reset, or AHJ approval. Keep the watch active until the responsible official or impairment coordinator confirms that normal protection has returned.
Record the restoration time, test results, notifications, and person who authorized the end of coverage. Save the patrol logs with your impairment records. Then review the event. If contact lists were stale, floor plans were missing, or staff did not know who could order guards, fix those gaps before the next outage.
